1. Find a Buyerâ€™s Agent

If you think you will get a better deal by going directly to the listing agent, then think again! The listing agent represents the seller. I will represent you and work to get you the best terms and best price possible on your home purchase, and most importantly it doesnâ€™t cost you anything because the buyerâ€™s agent fee is paid by the seller.
2. Get Approved by a Lender
Obtain recommendations for lenders and have your selected lender provide you with a pre-approval letter. They will review your finances and let you know the maximum amount you can afford for your home purchase. This is so important as you want to have that pre-approval letter ready to submit with all your offers. Sellers are going to select a buyer who is prepared and serious about the purchase.
3. Search For Your New Home
This is the fun part! After chatting with you about what you are looking for in a home, I will send you properties that are available and match your criteria. When you have reviewed them carefully, you will make a list of the ones that you want to see in person and I will schedule the showings for you and accompany you to see them.
4. Make An Offer
When you have found a home you love, I will work with you and prepare an offer to present for you to the sellers. You will take into consideration the recent sold properties in the same neighborhood that are comparable to the home, the overall condition of the home, and specific contract terms that work best with your situation such as closing date and seller concessions. You may even decide to put in an offer at full price or above if the home is priced well and a lot of competition is anticipated.
5. Negotiations and Closing
After you submit your offer the Seller will review it and either accept it, present a counter offer, or suggest you resubmit a new offer. The waiting and back and forth can seem stressful, but I am here to handle everything and navigate you through this process every step of the way. After the price and terms are agreed upon you will provide the Seller with an option fee and deposit earnest money into an escrow account. You will now have the home inspected and make sure there are no surprise issues. When the inspection period is over the lender will work on finalizing your loan and then a few weeks later you will meet at the title company on the specified closing date to sign all the paperwork. Congratulations, you are now a home owner!
